RENTAL TERMS AND CONDITIONS.

  • Prices quoted are for your whole Family/Group use of The Lodge and Swimming Pool, not per person, and are based upon information supplied on your enquiry and the Booking Form.
  • Certain peak holiday weeks of the Year (i.e. Christmas Week/New Year/Easter/Half Term and other major Holiday times including Summer Holidays) may be subject to an increased charge – this will be confirmed at time of Booking Enquiry.
  • We will take some Hen Parties but not Stag Parties – sorry!
  • We don’t accept any pets at all….apologies.
  • A “Welcome Pack” full of grocery goodies such as tea/coffee/milk/orange juice/cakes will be waiting for you with our compliments.
  • Use of the Pool for set hours each day and The Lodge, Grounds, and other facilities, are restricted to the immediate Group/Family renting The Lodges and named on the Booking Form only. The majority of Guests staying in younger groups should be 25 years old or older.
  • A 30% non refundable Deposit or £200 (whichever is the greater) is required at the time of booking as a guarantee for all Bookings taken. The balance for your stay is due 30 days before your stay commences. For breaks booked within 30 days of arrival the whole balance will be due upon Booking. For Christmas and New Year bookings and other peak period bookings the final payment is due 45 days before arrival.
  • A refundable breakage Deposit of £200 is required and will be returned within a week of you leaving assuming any damages/breakages are replaced and The Lodge is left as you find it. It is important that you note that any breakages/damages that cost more than the value of any such Deposit given to us must also be paid for in full by you. The person who signs the Booking Form is the responsible Party for the entire Group. This Deposit will be due with your final balance payment.
  • No booking is confirmed until we have received your Booking Form, Deposit, and all other monies due. Only when we receive your initial Deposit will we mark our Availability Calendar as being booked for you.
  • Arrival time is 5pm or later and we would be grateful if you could leave by 10am please on your departure day so as to allow time for cleaning before the arrival of our next guests.
  • All Beds will be made up for you with Bedlinen, and teatowels are also provided for the Kitchen. This is included in the price that you pay.
  • A Bath Towel, Hand Towel and Pool Towel are available at a laundering cost of 15GBP per person. We use an outside Company for this Service and so we highly recommend that you bring your own for free! However if you wish to use this outside Service please request within 7 days of your arrival date and we will make the arrangements for you at the cost as above.
  • Should we have to cancel your stay in The Lodge for any reason before you arrive then the maximum “compensation” we would offer would be up to the full cost of the Holiday that you had already paid for at the time of cancellation. We are not able to refund the Deposit or other monies paid should your stay have to be cancelled or curtailed due to natural disasters or any other circumstances beyond our control. Should we find it necessary to curtail your Holiday for any reason then no refunds will be made nor will alternative dates be offered. You should ensure that your Travel Insurance covers this eventuality.
  • You should make any cancellation after any deposit payment has been made in writing to the Owners. No Deposits or payments made will be reimbursed. If you do not pay your balance due 30 days before arrival (or 45 days if applicable) it will be assumed that your holiday is no longer required and your booking will be cancelled with no refund of deposit or other monies paid. Should those staying in The Lodge have to cancel or curtail their Holiday for any reason whatsoever then all payments shall be forfeit and no alternative dates will be offered. Please note that once a Deposit has been received it will be assumed that you have read, understood, and that you accept all of the conditions as outlined in this Section.
  • Finally, do not forget to purchase independent travel insurance for you and your Party – to cover any medical treatment, personal accident, luggage lost in transit, theft, transport delays, etc. You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
  • Should you or anyone in your party find it necessary to stay on in the Lodge after your booked dates for any reason whatsoever (including, but not limited to, illness, isolation required, travel banned) then pro rata charges will apply and have to be paid up front before that extra stay period commences.
  • We currently do not have facilities for electric car charging and so this is not possible in any form, but we are currently investigating several options and hope to offer this facility soon.
  • The person who makes the booking is responsible for ensuring that their booking remains in accordance with Government rules and guidelines on numbers and family/friend relationships etc and any other such guidelines appertaining thereto.
  • We reserve the right to update this terms & conditions section at any time and all guests should update themselves regularly of this section, particularly in the days leading up to their arrival. The person booking should ensure that all guests have read & understood this section and that they accept our terms and conditions herewith before said guests arrive.
